On this page is a listing of some of the residential and commercial buildings I have designed or worked on in the past.

2,872 S.F Custom home. This one has a bridge connecting both sides of the second floor, and is accentuated by the grand spiral staircase, which is the first thing you see as you enter the home.

For this project, my only involvement was to help design the plumbing and HVAC systems. It is for the new Presbyterian Church addition in Brooklyn, MI.

The Hayes Hotel in downtown Jackson, MI has a long history, and is a landmark to the west end. Developers hope to reinvigorate this old building for mixed use. I had the opportunity to put together drawings for this project for the developers proposal to the city, which they won unanimously. It really is a great idea, though they could use an anchor tenant. If you happen to need about 20+ thousand square foot. of office space in downtown Jackson I would give them a call. I know that there is some debate to tear down this building, like the one next door, but I can say first hand that this building just has too much character, and structurally, it's in great condition. It would just be a waste to demolish it.

This one was for Allegiance Health in Jackson, MI. It is for a small remodel of their crisis center that is off the main hospital campus.

This is a proposed new lobby for Aeroquip in Jackson. This project is still in the concept phase.

This was a little sunroom addition in Adrian, MI.

This project is a multi-phase addition/remodel. This is a great example of how 3D rendering can help visualize a project that is complicated like this one.

This was to be a retirement center in Onsted, MI. It is still in the concept stage, but if the project proceeds will offer nearly 100 rooms and 4 buildings like this one situated in a campus style with a large courtyard.

This proposed lake home to be built on Deep Lake in Brooklyn, MI was a challenge from the beginning. The lot is very steep, and drainage was going to be an issue, along with the septic systems, as there was not enough space on the lot for a conventional system.

The Columbia Township Hall Expansion in Brooklyn, MI

This 2,930 S.F. home is actually 2 houses in one. Or more like a mother-in-laws apartment above the garage. Surprisingly this home would have been very economical to build. Although this is just in theory due to the fact that is was never actually built.

This church / retreat center was built on US-127 just south of US-12 near Addison. It was a pretty simple design. One of these days I need to get in there and take some pictures of the interior. The builder did a really nice job on the finish work inside. For this project I provided full drafting and design services for all permit approvals both for local and state, and the drafting for the HVAC and Plumbing plans under the direction of Moran Engineering services.

The customers for this next custom home had something very specific in mind when they initially approached me. They wanted a look that was unique. With the arched soffits covering the large half round windows on the main floor we achieved that. Another thing that will set this home apart from those around it is the large column that extends from the rear porch roof, all the way down to the walkout patio, where it becomes a round seated area with planters. Definately not something you see on Lake Somerset every day. This home has not been built yet.

"Joe, we want a tower!" That is what I heard from this couple in my initial meeting for the design for this home. The budget was set at just under $200,000 and at 1,708 S.F. with a full basement and 2 car garage, it was a design challenge from the very beginning. The tower is a full two story with a tray ceiling, and with an overlook from the master bedroom onto the great room below it really turned out impressive looking.

This project was a retrofitting of an existing BOCA modular home into an accessible building. Several major changes needed to take place, one being a tiled room added to allow for an area for cleaning a wheelchair. The kitchen needed a major overhaul too to allow for the use of fully accessible cabinetry. Probably the largest expense in thie project was in the new elevator that was to go in the garage to the basement.

No text just yet on this home, but I will add something here soon!

This home was just plain fun to design. The owners really wanted some unique features designed into the floor plan, and they wanted an impressive front and rear elevation, and that is exactly what they recieved. Lots of cool design ideas went into this one, and I can't wait to see it finished. This home is being built on Lake Leann.
